• Tyn-y-fron Cottage is a stone built property built in 1860 as a artist studio on the lower slopes of Mount Garmon, accessed is by a lane (with a slight incline) off the A470. We are close to a bus route. The railway station is seven minute walk away in Betws-y-Coed. Liverpool and Manchester airports are both under hour and a half drive away.

• You enter the cottage on the higher level via the Kitchen with a fully tiled floor. Three steps up to the lounge and bathroom which is also fully tiled. The open plan lounge has wood flooring throughout, Electric panel radiators Fan assisted fire in the stone fire place. There is god lighting for both reading and softer mood lighting from lamps. The bedrooms one twin one double are down carpeted stairs (with a hand rail) from the lounge. Each bed room has wood flooring electric heating and good lighting. These rooms can also be accessed from the court yard.
Tyn-y-Fron B&B
Enter by the door at the rear; we do not have a specified reception area. The breakfast room is located on the ground floor and has wooden floors and big picture windows (all windows in Tyn Y Fron are double glassed) and gas central heating.
• All bedrooms are located on the first floor, accessed by carpeted stairs with a hand rail to the right going up.
• All bedrooms are En-suite, fully carpeted and benefits from gas central heating and double glazing, have remote controlled TV/DVD, hostess trays

Cancellation for cottage
Deposit of one third is due on booking and is non returnable. (this will not be taken if debit card details are held) the total of the holiday will be taken on arrival. If you cancel within 2 months of the holiday then the total will be due unless we are able to re let, then we will be delighted to give you a full refund We advise all guest to take out travel insurance against cancellation.

Cancellation: For B&B
If you cancel within 2 months of your stay the cost of one night for each room booked will be payable. Cancellation within four weeks will incur the full cost. If you shorten your stay after arrival the total cost will be due. As with all holidays we advise our guests to take travel insurance.
If you should need to cancel please let us know immediately, we will do our very best to re let your room. If we are successful we will be delighted to give you a full refund.
